Roofing Pipeline Pro is a Seattle, Washington marketing agency serving customers nationwide, helping roofers and home service companies generate more leads, book more jobs, and scale faster.

Marketing built from the contractor’s side of the phone

We specialize only in the home service industry, so everything we do from your ads to your website is designed to bring real results, not vanity metrics.

That focus isn’t a positioning exercise. We also own and operate We Haul Everything, a home service business of our own. Every system we sell, the site, the ads, the follow-up texts, the dashboard, has to work there first, where a missed lead costs us the job.

It means we already know what a dead lead feels like on a Tuesday afternoon, and we build around it instead of reporting on it.

I started out running a home service business, not an agency. We Haul Everything is my company here in Seattle, and I still answer the phone for it. Everything Roofing Pipeline Pro sells, the website, the ads, the follow-up, the dashboard, was built for that business first, because a lead we missed was a job we did not get paid for.

What I learned there is the part most agencies skip. Homeowners hire the person who picks up, answers the question straight, and tells them the price without a runaround. That is how we earned 4.7 stars on Thumbtack, and it is how I work with contractors too.

So when you call, you are talking to the person building your campaigns. If I do not think I can help you, I will say so on the first call instead of selling you a plan.

I am Francis Gyan. I run Roofing Pipeline Pro out of Seattle, Washington, and I work with roofing contractors and home service companies across the country. Before any of that, I was the guy in the truck.

It started with a hauling company, not a marketing agency

We Haul Everything is my company. Moving, junk removal, hauling, all over the Seattle area. I have been running it for four years. That business is where I learned everything I now sell, and it is still where I test everything before a client ever sees it.

When you own a home service business, you find out fast that the marketing problem is not a branding problem. Nobody hires a mover because the logo is nice. They hire the company that shows up in the search, picks up the phone, and gives them a straight answer about the price. That is the whole game, and it is the same game for a roofer.

Why I started running my own ads in 2021

I got tired of paying for leads that four other companies had already been sold. So I learned Google Ads and Meta ads myself, with my own money on the line, and I ran them for We Haul Everything. I made every mistake there is to make with a small budget. I also learned exactly which campaigns actually put a job on the calendar and which ones just spend money and produce a report.

At one point we were getting about thirty-three dollars back for every dollar we put into ads. That is our own company, our own market, and years of testing behind it. It is not a promise I make to anyone else. But it is the reason I know the system works, because I did not read about it, I paid for it.

Getting a client a $150,000 government contract

Bill owns 206 Pressure Wash here in Seattle. We went after a government pressure washing contract, won the bid, and handed it to him. That is the kind of work most local operators never even see come up for bid. Bill will tell you the same thing he told me: the reason he keeps working with us is not the contract, it is that we were honest with him, we answered every question he had, and he never once felt like he could not reach us.

What Thumbtack taught me about winning the job

We Haul Everything holds 4.7 stars on Thumbtack. If you read those reviews, almost none of them are about trucks. They are about answering a message at eleven at night. Showing up when we said we would. Telling somebody the price up front, with no hidden fees, and then charging that price. One customer had a house sale closing at four on a Friday and a heavy glass and iron table still sitting in the property. She booked us at noon and we had it out by three.

That is what I mean when I say I know what a homeowner is actually deciding between. It is almost never the cheapest bid. It is whoever made them feel like the job was handled.

Why roofing, and why only home services

Roofing is the same shape of business as hauling, only with bigger tickets and a harder season. Storms hit, phones light up, and the company that answers first books the job. The company that lets it ring loses it to the next name on the list. Everything I build is aimed at that one moment: get found, get called, get back to them fast.

So Roofing Pipeline Pro does three things and does them together. A website built to turn a visitor into a phone call, not a brochure that sits there. Google and Meta ad campaigns pointed at homeowners in your service area who are looking right now. And local SEO, the Google Business Profile, the city pages, the review generation, so you keep ranking after the ad budget stops for the month. A site with no traffic is a business card. Ads pointed at a slow page burn money. Rankings with no follow-up leak leads. They only work as one system, which is why I do not sell them apart.

How I work with people

You are not going to be handed to an account manager. When you call, you are talking to the person building your campaigns. Every lead is exclusive to you, never shared or resold. There are no long-term contracts, because I would rather earn next month with this month. And I only take one company per trade per market, so I am never running campaigns for two roofers chasing the same homeowners.

Before you sign anything, I will tell you honestly what I think is realistic in your market at your budget. If I do not think I can help you, I will say that on the first call instead of selling you a plan. That is not a sales line. It is just how I would want somebody to talk to me.
